Sundowner Apartments

The project consisted of a change in occupancy conversion to the existing motel units and the design of the new community center and commercial space. For the existing motel conversion, code upgrades were an integral part of the renovation. Non-destructive testing was performed to some of the components of the original structure to determine structural adequacy. Design included the seismic retrofit of the CMU walls with the addition reinforcing steel and the restructuring of multiple floor and roof framing areas. Analysis of the structure also included load testing of multiple floors for the verification of allowable floor loads.
